Kaveney - Community Development Board 6_2_25, UDCFrom:Marcia Kaveney To:Bozeman Public Comment Subject:[EXTERNAL]Community Development Board 6/2/25, UDC Date:Monday, June 2, 2025 12:03:35 PM CAUTION: This email originated from outside of the organization. Do not click links or open attachments unless you recognize the sender and know the content is safe. In your discussions tonight please consider the following where they are applicable. 1. Do not allow upzoning of NEHMU to B2 or B2M. Do encourage minor changes that allow for residential uses on ground and 2nd levels in NEHMU. Larger and taller buildings due tozonings of B2 or B2M will be a drastic, not incremental, change of character to that part of the much loved NENA neighborhood. 2. For the FLUM, zone any currently low density neighborhoods within an overlay or historicdistrict as RA, nothing higher. Individual properties can later upzone for incremental growth. 3. Suggest creation of codes that discourage lot aggregation to discourage massive projects that create radical rather than incremental changes to a neighborhood. 4. Advocate against the upzoning of entire parcels from what their current zoning is to ahigher level in the future zoning districts. i.e, in HomeBase' Canyon Gate the perimeter was specifically zoned R3 as an important and needed transition zone between the surroundingcovenant-bound single family homes and the future 4 story apartment buildings and commercial district. 5. I think text amendments should be finalized before zone map changes but that both can bedone within the UDC update. 6. Recommend moratorium on future public comment ZMAs until UDC is finalized. Continue with existing public comment ZMAs as those are already in motion and wereoptions given to the public and neighborhoods by Erin George and Chris Saunders.
