Concurrent Construction Request
Dear Planning & Engineering Staff-
This letter is being submitted as a supplement to the 108 West Babcock Site Plan Application.
Specifically, this letter serves as a request for concurrent construction to be permitted of the public
infrastructure improvements required for this project while the private on-site improvements are
being constructed. This request is being made per the Bozeman UDC provision Section
38.270.030.C.1. which states that any municipal water system, sewer system, and streets shall be
constructed and accepted by the city prior to the issuance of any building permits.
The required public infrastructure for this project includes replacing the existing 6-inch vitrified
clay sanitary sewer main with a new sanitary sewer main from the proposed sewer service
connection to the manhole at the intersection of Main Street and Wilson Avenue. It also includes
public street lighting along Babcock.
The provisions of subsections 38.270.030.C.Lb &c are met as follows:
b. The sewer main to be replaced is located entirely within public right-of-way; it shall be
designed and constructed according to city standards; it is adjacent to the subject property; it
shall be installed and accepted by the city; and it will be adequate in capacity to provide
necessary service to the project.
c.(1) There are no on-site extensions required for the project.
c.(2) There is an existing fire hydrant located at the intersection of Babcock and Wilson
providing adequate fire protection. Existing water supply to the property is from the city
municipal system and shall provide adequate supply during construction.
c.(3) The final engineering design plans shall be approved by the City Engineering
Department and MT DEQ prior to the issuance of any building permits.
c.(4) No occupancy permit shall be issued prior to the completion and final acceptance of
the sewer improvements.

We believe this to be a reasonable request since the work can easily be accomplished during the
construction timeframe of the on-site improvements; and the approval of this request would allow
for scheduling the construction at a desirable time without delaying project approval and
construction.
