Dear Blue Line Development and City of Bozeman:
This letter is in response to your request for comments on the proposed development ofthe 10-acre parcel at 5532 Fowler Lane. These comments are based on limited
information provided from your meeting on May 8th. Since your site plan has not beenmade available, it’s difficult to respond fully to the proposed project and I would expect
that another round of comments would be necessary once that information has beenfiled since we have really nothing to go on relative to your plans.
Here are my concerns:
The road on the other side of Meadow Creek Park (I think it was called Gabrielle Road),
did not appear to line up with Buffalo Run and would create a narrow park that wouldnot be safe or usable with two 2-lane road on either side of the park. This would not be
safe for children and is near the playground.
The proposed project includes extremely low income housing without any services onsite or nearby. How will residents get the necessary support they may need?
The project reflects high density on the edge of the city limits without transportation or
road infrastructure creating sprawl, traffic congestion and unnecessary pollution. It is3.5 miles away from essential services like grocery stores, healthcare, jobs and public
transportation. Stucky Road is already getting congested and has ditches on either sidewhich is unsafe. This does not appear to reflect a thoughtful process which adheres to
Bozeman’s growth policy or municipal code.
BlueLine Development has not developed a property of this size before according totheir website. In addition, they typically team up with a housing authority to provide
necessary services on their existing projects. Furthermore, Blueline Development doesnot have any corporate information listed on their website or in any company database.
Your website has cute pictures of people catching fish, but no names or qualifications.Who are the C-level executives, what qualifications does your staff have, how do we
know you are capable of executing on this major project without issues?
Your existing projects on your website have some very negative reviews onlineincluding notations of trash and animal poop in hallways, people afraid to enter the
building, mug shots of people who are not allowed on the premises, lack of response torenter concerns about the operation of the building services. What management
experience do you have with this type of project and how do you plan to avoid theseissues?
