I am a resident of the Meadow Creek Subdivision next to the proposed Rocky Mountain Flats project. I oppose the currently proposed location of the Rocky Mountain Flatsdevelopment for the following reasons: 1. The proposed development is high density yet it is over 3 miles away from any essential services, and this is not helpful for residents without cars. We all agree we need low income housing, but it does not make sense to put it so far away from the services low income families need. I volunteer with an organization that helps low-income people and have seen first-hand how finding transportation to needed services is a major headache if they are not livingclose to them. There is no bus service to this part of town which severely limits residents' cost-effective transportation options. 2. The current infrastructure in this area is already stretched thin. Stucky is becoming more and more congested and Buffalo Run and Gran Cielo 2haven't even opened yet. Furthermore, the City Commission's approval of egress onto Meah Lane shows totaldisregard for the amount of traffic that will be funneled through a mostly single family home area. This would be unsafe. For example, Meah Lane is hardly plowed in thewinter, and I had to help dig a neighbor out who got stuck because the snow was so deep on this road. It's hard to imagine what this will look like when cars for almost 300additional residences are driving through this non-arterial street. 3. BlueLine is a questionable developer. They have hardly any public information which is curious. The information available shows relatively poor reviews of their work.Their largest project to date is a 200 unit project in Missoula. This project has Missoula Housing Authority managing the properties and other services are within the property. Now they are wanting to develop a 300 unit project that is far away from services with no public transportation infrastructure. This doesn't make sense. This project needs to be moved closer to the business part of Bozeman and closer to publictransportation. Best regards, Melissa Haugen 3435 S 27th AveBozeman, MT 59718
