Hi,I'm writing in as a concerned citizen of Meadow Creek subdivision. I have lived in my homefor 14 years and this would negatively impact my enjoyment of my home. I feel that the 5532Fowler Annexation will cause significant safety issues for people living in Meadow CreekSubdivision. The total number of proposed units 298 is a significant increase in traffic onroads that were not designed for the addition of this many people and families. This is a hugeincrease in density that doesn't match the surrounding areas. It will negatively impact myenjoyment of my home and my neighborhood. I frankly feel that it is wildly inappropriate tohave this high density of housing on the outskirts of Bozeman.
The location of this proposed development is not appropriate for affordable housing as it is notcentrally located to services or public transport. To best support this community I feel it
should be closer public transportation, or within walking distance to grocery stores and otherservices. It is not within an easily walkable distance to MSU campus, grocery stores, or
healthcare providers.
I love my neighborhood because it is quiet and safe to walk in. With the addition of that manyunits I feel that it will no longer be safe to walk to and from Meadow Creek Park. I have a
small child and I am afraid that the walkability and safety will decrease as this proposeddevelopment is right next to the park. The children's playground is literally off Meah road
right where the proposed entrance to the Fowler Annex is supposed to be. This means most ofthe vehicle traffic in and out of this development would be right next to where small children
play. This is obviously a safety concern as children could no longer safely walk to and fromthe playground. Many Meadow Creek parents wouldn't want children to play so close to traffic
and it wouldn't be fair to expect the Meadow Creek homeowners to move the playground attheir expense so that it is further away from traffic.
The Fowler Annex proposal has no room for adequate greenspaces for the number of units.
This means that the Meadow Creek homeowners would be financially supporting theincreased usage of the Meadow Creek Park as it is cared for by the Meadow Creek HOA.
This would greatly decrease my enjoyment of my neighborhood and amenities I pay for.
I fear that with increased vehicular usage and increased on street parking that fire, police, andambulances will no longer be able to provide timely support to this area. I say this after
participating in the Buffalo Run subdivision community comments where the developers werestrongly encouraged to have another egress point from the subdivision instead of the only
entrance and exit being through Meadow Creek subdivision. I have the feeling that it will beanother fight to have the Fowler Annex have multiple access points to ease traffic concerns
and increase safety.
I have concerns that the Blue Line Development group is unprepared for the scope of thisproject. This will be their largest project. Their track record is also not great with online
reviews ranging from 2.5-3.5 out of 5. With their developments being negatively reviewed asbeing cheaply made, loud, and especially concerns about safe disposal of trash and incorrect
disposal of dog feces. There is also an expected high turnover rate for these units,approximately 33%. This will destroy the community atmosphere in this area as the
surrounding neighborhoods have a low turnover rate. This is not the type of craftsmanshipand community I want to be next door to my neighborhood.
I feel that the existing homeowners are not being taken into account on how this would
negatively affect their access to greenspaces, street accessibility, and overall ability to havesafety personnel reach their homes in a timely manner.
In conclusion please decrease the density of the housing proposal so that everyone is safe and
can enjoy their homes.
