NOTICE OF A NEIGHBORHOOD CERTIFICATE OF
APPROPRIATENESS
This application is evaluated against the certificate of appropriateness criteria of section 38.230.080 of the
Bozeman municipal code (BMC) and associated standards. Per 38.230.080.B, BMC, approval is granted if all
criteria are met.
The public may comment in writing regarding compliance of this application with the required criteria.
Comments should identify the specific criteria of concern along with facts in support of the comment. Per
38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal. During
the notice period the City will continue review for compliance with applicable regulations.

Summary: A proposal to remodel an existing residence, formerly known as the C. Kenyon House. The
remodel on the existing residence would include additional living space, changing the 2 unit residence into
a total of 4 dwelling units. Additional work includes the restoration of the exterior faces with stabilization
and repointing of the brick, reconstruction of the historic detailing, reconstruction of glazing or
replacement of replicated glazing, and updated landscaping. The new addition will contain partially
underground parking, the previously mentioned additional living space, and new circulation. The
applicant proposes to preserve and maintain the Queen Anne style design of the original building with the
new addition, featuring three gables to match the proportions and existing eaves and soffit detail of the
existing building. The underground parking will be sunken into the site to minimum visual impacts on the
view from Olive Street.
The property is located within the Bon Ton Historic District and zoned R-4. Per a recent historic resource
survey, it is found that the structure is contributing to the Historic District.
