Dear Bozeman Community Development Department Planning Staff and City Commissioners and Staff, RA designation would continue to uphold the ideals presented, and upheld, for more than four decades for the Centennial Park Neighborhood as well as the Bonton Neighborhood. The Neighborhood Conservation Overlay Designation dictating construction methods and styles is a contract with the City of Bozeman to maintain character and scale of housing styles , types and sizes. When I remodeled my home on North Tracy Avenue 31 years ago , I was compelled to adhere to these principles. The Inter Neighborhood Council’s , as well as the Northeast Neighborhood Association’s , recommendation for a UDC update to RA for our neighborhood reflects our grassroots efforts to give a strong voice to working class folks of the Centennial Park Neighborhood, many of whom couldn’t afford the time and expense of a protracted effort required by the possibility of a ZMA. RA designation better allows new construction to blend into established styles and context within the neighborhood . RA designation provides for additions, ADU’s ,and renovations, keeping the character and scale of our existing Centennial Park Neighborhood. Utilizing the UDC rewrite to zone the Centennial Park Neighborhood as RA would save City Commission, City Staff , and residents, time and expense while honoring the wishes and recommendations of established homeowners and working groups, such as the I N C and NENA , to realize a direction forward that maintains established housing types and scale, yet allows for the goal of increased density with honor and integrity. Sincerely, Christopher Spogis
