HomeMy WebLinkAbout014_PreAppNotes Bozeman Health Campus MSP Pre-application Meeting July 20, 2023 Attendees: Brian Krueger, Cody Flammond, Scott Mueller, Ben Abbey, Jake Doesschate, Jon Fuller, Chris Naumann, Addison Marton, Bobby Egeberg, Lenna Johnson, and Mike Noli Project Description: Pre-application meeting for advice and comments for a proposed new medical offices, hospital facilities, and associated improvements. Site: 915 HIGHLAND BLVD, BOZEMAN MT 59715 Legal Description: S17, T02 S, R06 E, C.O.S. 2047, PARCELS 1 & 2 Applicant Questions Fire-  Fire hydrant locations around the perimeters appears adequate.  Good circulation and secondary access appears fine per UDO requirement Building-  Multiple code cycles you will have to address, IBC updates every three years  Electric Vehicle codes and life safety concerns will need to be addressed Engineering-  This is the blue print City staff will use for future site plans, please have provide an adequate level of information surrounding water, sewer, stormwater, and transportation with future MSP submittal.  A follow up meeting would be beneficial regarding transportation, trips, and nearby intersections. This can help refine the TIS and ensure the applicant and engineering are on the same page moving forward.  The applicant is advised to monitor for groundwater. Groundwater information will be required with future site plan submittals to ensure the proposed stormwater facilities will function as designed. Planning-  More trees, at least 1 per 50ft for shade over shared-use pathways  Retention areas will need to be brought to our standards  Open space landscaping requirements- setback landscaping 75% live vegetation, tree canopy requirement for areas adjacent to residential areas o Water conservation updates may affect irrigation  Pedestrian connections will need to have a good plan  Higher level plans at the MSP is appropriate  Chris Saunders-related question about CUP, submit a modification to your CUP, vacating CUP with City acknowledgement, recorded on title, tied back to original approval Page 2 of 2 Next Steps: Planning applications: 1. Master Site Plan followed by individual Site Plans as required and needed. 2. CONR Waiver allowed here- please email Jon Fuller for this. Engineering: 1. Traffic TIS meeting with Taylor Lonsdale in the near future. Please note: Comments are preliminary and based on the information provided. City staff cannot identify all possible issues during a pre-application meeting. We try to identify critical path issues at this time. You are required to design the project to meet the requirements of the Bozeman Municipal Code.
