Dear Commissioners and City Staff, I believe the residents have earned the right to see modifications which respect and harmonizedevelopment with existing neighborhoods. Many of us have participated in an exceptional number of engagement tools, gatherings. At every single intersection (I attended fivepersonally), the need for respect for existing residents and neighborhood character in scale and context has been identified. Regardless of density, there is irrefutable evidence that sunlight,trees, and walkability impact all neighbors health and well being. The last 5 years have demonstrated the current UDC continues to increase housing costs, build luxury housing, and drive out renters and working residents. Under current code we arebending to developers and diminishing the quality of our community. We weaken our community through divisiveness and lack of appreciation for current residents. Let's get therewrite done and work together. Seeds of legal action against the city have begun, and deepening animosity. We need to rise out of the trench. Existing code is needs to be revised, SOON. . Please make the changes residents haveidentified, with haste. We need the commissioners to lead the staff in integrating community feedback including: 1) Uphold the intent of the NDOC, as articulated in 2019, to apply to both existing and NEW construction; and become a formal, undeniable part of the code. 2) Promote naturally occurring affordable housing-not just density of high priced units. 3) Formalize the zone revisions and down zoning requests on the table. 3) Increase the scope to a second phase to encompass a) solar priorities and b) protectionmature vegetation. There has been extraordinary participation in every session you have offered for communityengagement. I will close in repeating my opening line: I believe the residents have earned the right to see modifications which respect and harmonize development with existingneighborhoods. Colleen Keller
