RE: Support for Bon Ton Rezoning Proposal from ResidentsDATE: May 6, 2025
Our comments here are personal and not connected to any official Board. As engaged
residents of Bozeman, we expect meaningful opportunities to participate effectively in theongoing update of the Unified Development Code (UDC). Many of us have taken part in the
educational and engagement events hosted by the City and, through these experiences, havecome to understand with deepening concern some of what the Commission, City Planners and
Community Development Board intend for Bozeman’s historic districts and the NCOD.
Related to this concern we support our neighbors’ efforts who reside in a section of the BonTon Historic District now currently zoned R-4 that is to be rezoned R-C under the draft UDC
update. These residents have submitted a thorough and sensible proposal which we support, and hope you will accept. This resident-led zoning proposal requests that the area bounded by
the east side of South 4th Avenue to the east side of South Grand Avenue, and between WestOlive and West Story Streets—including a single parcel on Willson Avenue—will bedesignated R-A zoning NOT R-4.
This requested change would bring the section into alignment with the rest of the Bon TonHistoric District, as well as much of the adjacent historic districts to the east and west which
are proposed to be zoned R-A in an updated UDC. We believe this adjustment will promoteconsistency, preserve the historic character of the area, and reflect the community values that
Bozeman residents have strongly expressed they require throughout this process.
We hope your thoughtful review will result in decisive action that recognizes their Proposalsubmitted to you.
Sincerely,
Elizabeth Darrow & Jim WalsethBozeman
