Dear City Planning Department: I'm writing as President of the Lessley Estates Condo Owners’ Association to comment on the development, which sits directly adjacent (on 2 sides) to Lessley Estates Condo OwnersAssociation located at 2300 West Beall Street. The development is: Project Name: 2121 W MAIN SPPlanning File Number: 23-328Application Type: SITE PLAN We recently learned that the developer resubmitted a Development Review Application on April 8, 2025 and the City Planning Departments are reviewing the new proposal. I amwriting to comment on some of the interests of the community members in our Association. Because our Association includes 16 buildings comprising 48 homes bordering the new development, we are eager to communicate with the City and the developer on plans andimpacts on our streets, curbs, sidewalks, grounds, irrigation systems, trees, shrubs, and fences.We are very interested to know if the developer plans to install a privacy fence, especiallyon the north end of the developers property where a proposed road will be adjacent to the condo road on the south end of Lessley Estates. The roads are within 10 feet from each otherand safety, pollution, nighttime headlights shining into living rooms and increased noise for our quiet complex is a concern. Will there be a privacy or safety fence to divide these roads? We would also like to have the opportunity to review the traffic impact report. With thepossibility of 585 units on this development the increased traffic in our neighborhood will be an overwhelming change to the area. And, the increased usage of a small park to the north ofthe development, Kirk Park, will greatly impact the neighborhood and the Bozeman general population that uses the park. The Board of Directors is eager to learn of when the public comment period will be andwishes to be notified. Thank you for your consideration of these questions and concerns.
