Addition/alteration The garage door on the primary (south) elevation replaced the original fiberglass garage door sometime
between 1984 and 2012. The imitation half-timbering on the south elevation was added between 2012
and 2015. The modern sign on the south elevation was added in 2023.

NARRATIVE DESCRIPTION OF PROPERTY
The resource is a single-story, rectangular plan industrial structure. The building rests on a poured concrete foundation and features
a wood frame structural system. The primary siding is a wood, shingle panel siding. Secondary siding includes horizontal wood siding,
vertical wood siding, plywood siding, and corrugated metal sheets. It is topped by a front gable roof clad in metal sheets. A vertical
metal post extends from the east slope of the roof and features a caged ladder. The post and ladder terminate in a metal platform
with metal railings. Four enclosed grain chutes extend from the bottom of the platform; one extends to overhang the eastern slope
of the roof and the other four extend back into the roof of the building.
The primary entryway is located on the south elevation, facing East Cottonwood Street, through a replacement metal, overhead door
that utilizes a little less than half of the elevation. The exterior features vertical and horizontal wooden beams, imitating half-
timbering; the beams were added between 2012 and 2015 (Google Street View 2025). A modern sign extends perpendicular to the
exterior and reads, “I DON’T TRUST NOBODY BUT THE LAND.” The sign was added in 2023 according to a plaque on the building.
The east elevation features horizontal wood siding on the lower portion of the elevation. The upper section of the elevation features
plywood siding and vertical wood siding; a band of horizontal corrugated metal siding extends just below the roofline. The east
elevation features one entrance through a six-panel door. There is one small, square window that is closed with corrugated metal.
The north elevation features the same siding as the south elevation and has a metal, overhead garage door.
The west elevation features one entrance through a wood slab door.

HISTORY OF PROPERTY

This property is located within the Northern Pacific Addition which was platted by John V. Bogert, Trustee, proprietor of the Northern
Pacific Addition on August 7, 1883. John Bogert sold a large parcel of the Northern Pacific Addition, this property included, to Perry
McAdow and William McAdow on March 1, 1890. Perry McAdow sold the property to his brother, William McAdow on February 25,
1898. William McAdow’s widow, Florence V. McAdow, sold the property to the Northern Pacific Railway Company on January 8,
1933. The Northern Pacific Railway Company sold the property to the Glacier Park Company on November 21, 1988. The Glacier Park
Company sold the property to Eric C. Anderson, Mountain Mineral Company and Pre-Paint of Montana on January 4, 1991. Eric
Anderson had a quitclaim deed processed, transferring the property to the Anderson Country Elevator Corporation on July 29, 1991.
The Anderson Country Elevator Corporation sold the property to James H. and Donna B. Edgerley on March 31, 1999, and James and
Donna Edgerley sold the property to the current owners, Bangtail Partners LLC on July 5, 2016.
This property area was resurveyed, and the original plat was amended and certified as C-23-A52, Lot C1 on November 12, 2024.
The 1904, 1912, 1927 Sanborn Maps show no structures on this property. The 1943 and 1958 Sanborn Maps show a small, cribbed
structure on the southwest corner of the property used as a coal and hay shed. The 1960 Sanborn map shows two cylindrical grain
structures that have replaced the coal and hay shed. A 1969 ariel photograph shows that the two cylindrical structures on the
property were replaced by the larger structure that remains on the property today. According to the Montana Historic Property
Record prepared in 2019, a prior property owner representative said the structure in the 1969 photograph was built in 1962 and
remains on-site today.

industrial structure that was constructed between 1962 and 1969. It does not embody a
particular style, method, or period of construction nor does it display distinctive architectural

undergone significant residential development. The property is unlikely to yield information
pertaining to a specific regional research question.
COMMENTS
INTEGRITY (LOCATION, DESIGN, SETTING, MATERIALS, WORKMANSHIP, FEELING, ASSOSCIATION)
The resource retains some aspects of integrity. Integrity of location has been retained as it has not been moved from its original place
of construction. Integrity of setting and feeling have been impacted by the significant residential development that has occurred in
the area surrounding the building since it was constructed. Integrity of design has been retained as the building appears to maintain
its original footprint and vernacular appearance. Integrity of workmanship and materials have been impacted with the various
alterations that have occurred, including the replacement garage door and addition of half-timbering and signage on the south
elevation. However, these additions appear to be temporary; and integrity of workmanship and materials remain intact. Integrity of
association has not been retained as the resource was not found to have any significant historical associations.
