SEWER AND WATER DESIGN REPORT
MILL BUILDING RENOVATION
BOZEMAN, MONTANA 59715
SITE NARRATIVE
The purpose of this report is to summarize the design of the future sanitary sewer and
water service installations associated with the Mill Building Renovation project in
Bozeman, Montana. The water service line will connect to the existing 6-inch main
south of the project area in E. Cottonwood Street. The sewer service line will connect to
the existing 6-inch main south of the project area in E. Cottonwood Street. The
following report will summarize the water and sewer design capacity calculations for
the proposed Mill Building Renovation project.
SITE DEVELOPMENT PLAN
The proposed project consists of one building renovation and an addition to the
renovation, and associated landscaping. This project is located at the corner of N.
Wallace Avenue and E. Cottonwood Street in Bozeman, Montana, see Appendix A.
SEWER
The proposed sewer service includes the installation of approximately 172-feet of 4-
inch PVC sewer line. The sewer service will tie-into an existing 6-inch vitrified clay
sanitary sewer main located in E. Cottonwood Street.
Capacity calculations were conducted per the City of Bozeman Design Standards and
Specifications Policy dated March 2004, updated March 2020 and the 2021 Uniform
Plumbing Code. Capacity spreadsheets are in Appendix B. The 4-inch sewer service
capacity at 75-percent full is 91 gpm using the minimum pipe slope of 0.0200 ft/ft.
The project area is zoned NEHMU, Northeast Historic Mixed-Use. The peak flow
calculations were calculated using fixture counts and utilizing chart A 103.1(2) in the
2021 UPC. The peak flow for the proposed 4-inch sewer service was determined to be 13
Sewer and Water Design Report Page 2 of 2 February 2025
gpm. An infiltration flowrate of 0.06 gpm was then used to calculate the total peak
hourly flowrate with infiltration of 13.06 gpm for the 4-inch service, which is
significantly less than the capacity of 91 gpm stated above.
WATER
The proposed water system consists of approximately 170-LF of new 3/4-inch diameter
water service. The proposed 3/4-inch diameter service will tie-into an existing 6-inch
cast iron water main in E. Cottonwood Street.
Sanbell and E1 calculated the peak hour water demand to be 13 gpm based on the
plumbing code and proposed fixture units (See Appendix B).
The City of Bozeman provided available fire flow test data from two hydrants located
near the proposed development. The static pressure provided from the model was 144
psi. The hydrants can produce approximately 5,295 gpm with a residual pressure of 20
psi. The International Fire Code for 2021 specifies 20 psi as the minimum residual
pressure required at full flow.
The building construction type for the Mill Building Renovation is type V-B, so the
required fire flow without automatic sprinklers is 2,250 gpm, per Appendix B of the
2021 International Fire Code. Since the building will be equipped with an automating
sprinkler system, the required demand can be reduced by 75-percent which is 562.5
gpm. The fire flow cannot be reduced below 1,500 gpm, so 1,500 gpm is the required fire
flow for the building. The existing hydrants near the development can provide
approximately 5,295 gpm at 20 psi residual pressure so they can provide more than
the required 1,500 gpm need for the proposed project. See Appendix C for a summary
of the hydrant test data.
CONCLUSION
Based on the assumptions provided above, the proposed 4-inch sanitary sewer service,
3/4-inch domestic water service, and 4-inch fire service installations will provide the
required capacity for the proposed Mill Building Renovation. Please contact Bobby
Egeberg, PE for any questions pertaining to this report by email,
begeberg@sanbell.com or by phone 406-922-4308.
