HomeMy WebLinkAbout02-Mill Bldg Reno ChecklistSITE PLAN CHECKLIST - Mill Building Renovation SECTION TITLE SITE PLAN REQUIREMENT #DESCRIPTION RESPONSE DIGITAL SUBMITTALS & NAMING PROTOCOL 1 Submit a Planning application through the ProjectDox Portal.2Digital copies must be sorted into two categories: Documents and Drawings. a) Documents: Include application forms, narratives, responses to City comments, supplemental documents, technical reports, easements, and legal documents. b) Drawings: Include site plans, civil plans, landscape plans, irrigation plans, photometric plans, and elevations. All drawings must be formatted for 24” x 36” or 11” x 17” sheets and oriented in landscape mode. Refer to our Quick Guide for more details. Uploaded to ProjectDox Portal and separated into two folders3 File Naming Protocol: Number and name files according to the order on your Submittal Checklist. Start each file name with a numeric value to ensure proper display order. See the Quick Guide for details noted APPLICATION SET4 Create and submit a Planning application using the ProjectDox Portal 01-Mill Bldg Reno App 02-Mill Bldg Reno Checklist5 The project narrative should describe the project type, use, scope, size (including dwellings, building size and height, number of buildings, and parking spaces), intent, and phasing if applicable. It must address the City's conceptual review comments. Include a director's letter if requesting a waiver from the conceptual review. 03-Mill Bldg Reno Narrative 04-Mill Bldg INF Review Response 05-Mill Bldg Reno Lot A1 Review Thresholds 6 Noticing Checklist Form N1 and materials 06-Mill Bldg Reno Form N17 For departures, provide a narrative detailing the sections of the Bozeman Municipal Code involved, the scope of the departure, and a response to the criteria. Each departure must include a summary and criteria response. no departures proposed8 Traffic study. Street, traffic, and access information required in Section 38.220.060.A.11, BMC or a waiver, in writing, from the Engineering Division that the requirement is waived prior to application submittal. 07-Mill Bldg Reno Traffic Study9 Water rights information. If cash-in-lieu is proposed a cash-in-lieu of water rights calculation and payment amount certified by the City’s Engineering Division. 08-Mill Bldg Reno Sewer and Water Report 10 If water wells are proposed, a letter is required from the Montana Department of Natural Resources and Conservation confirming their intent to issue a permit or exemption. Existing Well 11 Stormwater Design Report.09-Mill Bldg Reno Storm Drainage Report 12 Digital copy(ies) of most current plat and existing easements if recorded separately from the plat. 10-Mill Bldg Reno Plat 13 If Concurrent Construction is requested. Concurrent Construction must be requested at time of Site Plan application per Section 38.270.030, BMC. For Site Plans requiring public infrastructure extensions or upgrades on site or directly adjacent to site use CCON checklist . For Site Plans requiring off-site public infrastructure improvements use CCOFF Checklist. CCON for site plan (Mill Bldg Rennovation) and offsite improvements (East Cottonwood). Will be required. 14 If the property is located within the Neighborhood Conservation Overlay District (NCOD), include Commercial Certificate of Appropriateness (CCOA) or Demolition (DEM) applications and required materials. You may only apply for deviations in conjunction with a development proposal. A seating/serving area layout is required for all restaurants. 020-A2.20-Floor Plan Overal 021-A2.80-Englarged Floor Plan Addition 022-A2.81-Enlarged Floor Plan Mill Building 89 Color and Material Palette: a) Required for all new buildings and structures, including all proposed exterior materials. b) Must cover siding, trim, roofing, windows, stairways, doors, balconies, railings, storefronts, glass, walls, mechanical and trash enclosures, accessory equipment, and awnings. c) Materials must be keyed to the building elevations. d) Color perspectives of the building with proposed materials are encouraged but not a substitute for the palette. e) Physical material samples may be required for larger projects, assessed at application acceptance. 03-Mill Bldg Reno Narrative 90 Include exterior signs if applicable. Provide building frontage dimensions, maximum sign area calculation, and sign dimensions. Note: This review checks sign area compliance with Section 38.560, BMC .
