All application materials represent the departure as if accepted. This project requests a departure on the 60% requirement for weather protection and transparency on North Tracy Avenue. The frontage along N. Tracy Avenue is challenged by a continuous slope change of approximately 2’-0” from South to North. Due to this grade change no building entries or exits are provided along the N. Tracy Avenue facade frontage. The project is providing a typical set back of 2’-6” along the full width of this frontage. This zone is being provided with in-grade planters, providing landscaping along the full frontage of N. Tracy Avenue. This set back is dimensionally between the requirements for “Storefront Block Frontage” and a landscaped zone in line with the “Landscaped Block Frontage” standards. Additionally, due to programmatic requirements approximately 1/3 of the program on this facade is back-of-house use that make transparency at this location impractical to achieve. The proposed design provides 47% transparency on North Tracey Avenue into hotel lobby and meeting functions. The area without transparency has been provided with unique brick detailing and landscaping. 47% weather protection has been provided to align with the provided transparency and provide a unified fenestration design. Note, both W. Lamme and W. Beall elevations meet the 60% requirements per the “Storefront Block Frontage” requirements. MOUNTAIN VIEW EAST | N. TRACY & W. LAMME ST.
