determination will be completed during the site plan review process, however, if there are any questions or if a preliminary review is desired please contact Griffin Nielsen with the
Engineering/Utility Department directly. Email: gnielsen@bozeman.net Phone: 406 582-2279. The City is able to offer a rebate for approximately 20% of the fee for the residential units/condos, released at occupancy, if high-efficiency fixtures (toilets, washers, and shower
heads) are installed. A rebate agreement template outlining the terms of the rebate offer has been uploaded. If the owner is interested please update the agreement using track changes with the owner information and send the word document to Griffin Nielsen at
gnielsen@bozeman.net. If there are any questions about the agreement please reach out over email. The agreement should be finalized prior to final site plan approval.

Both proposed buildings will require standpipes and the fire department connection shall be placed within 100 feet of fire hydrant. See following code for related requirements. 2012/2018
International Fire Code: SECTION 912 FIRE DEPARTMENT CONNECTIONS 912.1 Installation. Fire department connections shall be installed in accordance with the NFPA standard applicable to the system design and shall comply with Sections 912.2 through 912.7.
912.2 Location. With respect to hydrants, driveways, buildings and landscaping, fire department connections shall be so located that fire apparatus and hose connected to supply the system will not obstruct access to the buildings for other fire apparatus. The location of fire
department connections shall be approved by the fire code official. 912.2.1 Visible location. Fire department connections shall be located on the street side of buildings or facing approved fire apparatus access roads, fully visible and recognizable from the street, fire
apparatus access road or nearest point of fire department vehicle access or as otherwise approved by the fire code official. 912.2.2 Existing buildings. On existing buildings, wherever
the fire department connection is not visible to approaching fire apparatus, the fire department
connection shall be indicated by an approved sign mounted on the street front or on the side of the building. Such sign shall have the letters âFDCâ not less than 6 inches (152 mm) high and
words in letters not less than 2 inches (51 mm) high or an arrow to indicate the location. Such signs shall be subject to the approval of the fire code official. 912.3 Fire hose threads. Fire hose threads used in connection with standpipe systems shall be approved and shall be
compatible with fire department hose threads. 912.4 Access. Immediate access to fire department connections shall be maintained at all times and without obstruction by fences, bushes, trees, walls or any other fixed or moveable object. Access to fire department
connections shall be approved by the fire code official. Exception: Fences, where provided with an access gate equipped with a sign complying with the legend requirements of this section and a means of emergency operation. The gate and the means of emergency
operation shall be approved by the fire code official and maintained operational at all times. 912.4.1 Locking fire department connection caps.

(CONTINUED)The fire code official is authorized to require locking caps on fire department connections for
water-based fire protection systems where the responding fire department carries appropriate key wrenches for removal. 912.4.2 Clear space around connections. A working space of not
less than 36 inches (762 mm) in width, 36 inches (914 mm) in depth and 78 inches (1981
mm) in height shall be provided and maintained in front of and to the sides of wall-mounted fire department connections and around the circumference of free-standing fire department
connections, except as otherwise required or approved by the fire code official. 912.4.3 Physical protection. Where fire department connections are subject to impact by a motor vehicle, vehicle impact protection shall be provided in accordance with Section 312 of the
International Fire Code. 912.5 Signs. A metal sign with raised letters not less than 1 inch (25 mm) in size shall be mounted on all fire department connections serving automatic sprinklers, standpipes or fire pump connections. Such signs shall read: AUTOMATIC SPRINKLERS or
STANDPIPES or TEST CONNECTION or a combination thereof as applicable. Where the fire department connection does not serve the entire building, a sign shall be provided indicating the portions of the building served. 912.6 Backflow protection. The potable water supply to
automatic sprinkler and standpipe systems shall be protected against backflow as required by the International Plumbing Code. 2012/2018 International Fire Code: SECTION 507 FIRE
PROTECTION WATER SUPPLIES 507.5 Fire hydrant systems. Fire hydrant systems shall comply with Sections 507.5.1 through 507.5.6. 507.5.1.1 Hydrant for standpipe systems. Buildings equipped with a standpipe system installed in accordance with Section 905 shall
have a fire hydrant within 100 feet (30 480 mm) of the fire department connections. 507.5.4 Obstruction. Unobstructed access to fire hydrants shall be maintained at all times. The fire department shall not be deterred or hindered from gaining immediate access to fire protection
equipment or fire hydrants. 507.5.5 Clear space around hydrants. A 3-foot (914mm) clear space shall be maintained around the circumference of fire hydrants, except as otherwise required or approved. 507.5.6 Physical protection. Where fire hydrants are subject to impact
by a motor vehicle, guard posts or other approved means shall comply with Section 312.

Each building will be required a direct exterior access to fire riser room. 2012/2018 International Fire Code: SECTION 509 FIRE PROTECTION AND UTILITY EQUIPMENT IDENTIFICATION AND ACCESS 509.1 Identification. Fire protection equipment shall be
identified in an approved manner. Rooms containing controls for air-conditioning systems, sprinkler risers and valves, or other fire detection, suppression or control elements shall be
identified for the use of the fire department. Approved signs required to identify fire protection equipment and equipment location shall be constructed of durable materials, permanently installed and readily visible. 509.1.1 Utility identification. Where required by the fire code
official, gas shutoff valves, electric meters, service switches and other utility equipment shall be clearly and legibly marked to identify the unit or space that it serves. Identification shall be made in an approved manner, readily visible and shall be maintained. 509.2 Equipment
access. Approved access shall be provided and maintained for all fire protection equipment to permit immediate safe operation and maintenance of such equipment. Storage, trash and other materials or objects shall not be placed or kept in such a manner that would prevent
such equipment from being readily accessible.

Provide a storm drainage design report with the site plan application. DSSP Section II A. 4. - The applicant must include a storm drainage plan with post-construction storm water
management controls that are designed to infiltrate, evapotranspire, and/or capture for reuse
the post-construction runoff generated from the first 0.5 inches of rainfall from a 24-hour storm preceded by 48 hours of no measurable precipitation. DSSP Section II C. - The applicant must
provide on-site detention with release rates limited to predevelopment runoff rates. Retention ponds must be sized based on a 10-year, 2-hour storm intensity. Montana Post Construction Storm Water BMP Design Manual - The proposed project is located in an area that is known
to have seasonally high groundwater. The applicant must demonstrate that seasonal high groundwater will not impact the function or maintenance of the proposed facilities. Industry guidance recommends a three-foot minimum separation from the bottom of the proposed
facility to the underlying groundwater table. The applicant must provide local seasonal high groundwater elevations to support the proposed design.

The proposal is showing connecting to the existing water main in Tracy. This water main is 120-year-old 6" cast iron pipe which is below the minimum size and of no longer accepted
material for new water mains. The main as is cannot reliably support the proposed intensification of demand. This section of water main from Lamme to Beall shall be upgraded to meet the City's Design Standards to support the proposed intensification. The upgrade shall
be identified with the site plan submittal and plans submitted via infrastructure review.

MSP Code Correction: The provided Traffic Impact Study did not include trip generation from the AC Hotel project currently under construction. The parking for the hotel is provided as part of the North Central Master Site Plan. It is anticipated that the valet parking from the AC Hotel
combined with the other trips generated by the North Central project may impact several intersections. The intersections of N Tracy Ave with Mendenhall St and N Tracy Ave with Lamme St must be reanalyzed prior to any site plan approval within Phase 3. This must
include counts once the AC Hotel is open or include the trip generation from AC, including trips associated with the valet parking. Stop sign and signal warrants must be evaluated as options for traffic calming.

provisions related to the North Central master site plan application approval #21029. There are some changes from the approved master site plan application including: - Mixed-
Landscaped block frontage was approved in front of Mountain View West on Lamme St. This
requires a landscaped 10-foot setback to the building. - There are 5 mature trees approved to be preserved in front of the Mountain View West site. - The applicant must demonstrate that
parking demand and traffic generation has not changed significantly from the originally approved plans. This includes parking phasing. Changes, depending on impacts, may necessitate a modification application be submitted to amend the master site plan. This may
be reviewed concurrently with the SP/COA submittal. Approved elements from the master site plan of note: - Site furniture, tree planting grates, and street lighting deviate from the typical downtown amenities and were approved to provide distinctive character to the North Central
district. - The applicant is required to update the parking calculation, parking phasing plan, and residential parkland calculations with the formal submittal. - A refined phase boundary,
detailed construction management plan, and summary of improvements provided in each
phase is required with each subsequent site plan application. - Public transit route options and stop locations must be considered with each phase of development. HRDC or the current
transit authorities must be contacted and allowed to comment with each phase. If a transit stop is identified with or adjacent to the development it must be completed prior to final plan approval of that phase. - The Transportation Impact Study (TIS) must be updated prior to site

CommentMechanical equipment must be screened if on the roof from public view both at grade and
from higher buildings. For rooftop equipment, all screening devices must be well integrated into the architectural design through such elements as parapet walls, false roofs, roof wells,
clerestories, or equipment rooms. Screening walls or unit-mounted screening is allowed but
less desirable. Wood must not be used for screens or enclosures. Louvered designs are acceptable if consistent with building design style. Perforated metal is not permitted. For
ground related service areas and mechanical equipment, service areas (loading docks, trash dumpsters, compactors, recycling areas, electrical panels, and mechanical equipment areas) must be located for convenient service access while avoiding negative visual, auditory,
olfactory, or physical impacts on the streetscape environment and adjacent residentially zoned properties. Service areas must be sited for alley access if available. Utility meters must be located and/or designed to minimize their visibility to the public. Project designers are strongly
encouraged to coordinate with applicable service providers early in the design process to determine the best approach in meeting these standards. If such elements are mounted in a location visible from the street, pedestrian pathway, shared open space, or shared auto

PLNG Parking CalculationsBMC 38.540.010 (the beginning of the parking chapter) details how gross floor area may be netted out to calculate required parking. There are two options to achieve net floor area, using
85% of the gross floor area, or providing floor plans that show excluded areas as listed in this section. For restaurant uses, staff encourages the applicant to consider providing floor plans if beneficial that show serving areas used for the purposes of parking and excluded areas such
as walkways, storage, restrooms, behind the bar, staff only areas, etc. It is up to the applicant to provide a complete parking calculation that clearly shows how net floor area was determined. The applicant may not combine the 85% calculation and the manual removal of
areas, but may choose either one for the overall parking calculations. In order to utilize the transit availability reduction and the structured parking reduction the applicant must provide an
exhibit demonstrating the proposed project is within the allowable distance from those services with formal submittal. BMC 38.540.050. Provide bicycle parking locations and rack types with the formal submittal. Covered bicycle parking is encouraged and may be used to

integrate landscaping elements that enhance the character of the space and encourage its use, and - incorporate features that provide for the safety of residents, such as enclosures, railings, and appropriate lighting levels. Common indoor recreation areas may satisfy up to
50% of required open space. Indoor recreational areas must meet the following conditions: -The space must be located in a visible area, such as near an entrance, lobby, or high traffic corridors; -The space must be designed specifically to serve interior recreational functions
