I bring to the attention of the Bozeman City Commission the history of failed project
completion by listed developer Matt Paine. I reference the Six Range Condo development, approved in 2022, located at Babcock &
Ferguson streets.‘“The Six Range Condominium development will have 192 residences in total with 3, four-
story buildings, 12 two-story townhomes, and a commercial building on 8.6 acres located atBabcock and Ferguson Ave.” quoted in marketing brochure.
Development ceased 2 years ago and neighborhood left with gravel piles and perimeterfencing. Property now listed by Outlaw Partners for sale “as is” at 15 million dollars and no
prospective buyer past 12 months.
I bring this to your attention that developers have a responsibility to complete projects and notjust walk away if financing lost. The commission should require project bonding to ensure
completion with bonds financed by developer. As it stands now, without bonding, it’s like“extractive industries” were allowed to exist; example; Berkeley Pit super fund site over in
Butte, Mt.
Do what’s right; have developer “show commission I have the money to complete project viabond issued by bonding entity.” This is accepted procedure for many local, state and federal
projects.
