Dear Commissioners, I am writing a quick comment on the 5532 Fowler Lane Annexation discussion you willbe having on Tuesday, April 8, 2025. I unfortunately cannot be there in person. The applicant has not justified the R4 zoning as opposed to R3. R4 zoning would incentivize continued use of Bozeman as an investment landing point, easily coercedinto building high rate of return/density projects, incongruous to the surrounding neighborhoods which have increased rents and forced some residents to leave. The upzoning of farmland in an adjacent area that has been built out as R-1 (MeadowCreek, except for Buffalo run in development), doesn’t make sense in a remote corner of the city with no access to public transportation, roads that cannot support increasedtraffic, are lethal to bikes or walking, (Fowler and Stucky), with no access to walkable services or employment. This will create more pollution, traffic and unnecessary sprawl. R3 would allow for a wide variety of housing (townhomes and 3 story structures) thatmay address the “missing middle” housing gap. Similar to what Gran Cielo is doing, the developer should protect all the mature trees on the property and existing wildlifecorridors. Thank you for considering these recommendations.
