(1) of kirk Sub-Division to Bozeman, located in the Southeast Quarter ( SE 1/4)
of Section Eleven (11), Township Two (2) South, Range Five (5) East, M.P. M. ,
according to the official plat thereof on file and of record in the office of the
County Clerk and Recorder of Gallatin County, Montana.
Subject to an easement for alley purposes over and across the West Ten (10)
feet of Lots Numbered One (1), Two (2) and Three (3) and the East Ten (10) feet
of Lots numbered Eight (8), Nine (9) and Ten (10) conveyed by the grantor to
Gallatin County.
This conveyance is made and the acceptance and recording of tle same shall be mmv�
an agreement by the grantee of the hereinafter described building restrictions
and may be enforced by legal action by the grantor or any other owner of lots in
said Sub-Division, to-wit:
Said lot or lots shall be improved only by the erection of a one-dwelling
house per lot as now plotted, together with the usual out-buildings, including a
private garage designed for not more than two (2) automobiles;
Such dwelling houses, if containing two (2) bedrooms shall contain at least
900 square feet of floor space; or if containing three (3) bedrooms shall contain
at least 1100 square feet of floor space on the ground floor of such house, exclu-
sive of open porches, garages and car ports; such dwelling house shall not be
occupied for residential purposes until the outside thereof shall be completely
finished;
No completed or partially completed structures shall be moved onto said
lots. No structures of a temporary character or trailers shall be used on any
lot at any time as a residence either temporarily or permanently;
No building shall be located nearer than twenty-five (25) feet to the front
lot line, nor nearer than fifteen (15) feet to any side street lot line, nor nearer
than eight (8) feet to any other side lot line.
