Dear Mayor Cunningham and Bozeman City Commissioners:
I ask you to support the Guthrie Building appeal. Here are my reasons:
1. The building does not follow established patterns in building height, mass, density,
materials, parking, open space, and the like, as required by the NOCD regulations. 2. This type of building, in this neighborhood, will set a precedent for more of these types of
buildings across all other residential districts inside the NOCD. 3. The scale and mass of the Guthrie violates Code: 38.230.100A.5.c, while the building
design does not integrate into the neighborhood - Code: 38.230.100A.7 4. The regulatory language in the NCOD, if followed, would have resulted in a staff denial of
the Guthrie Building. But staff has wrongly interpreted the regulatory language in the NOCDto be "optional," which it is not.
5. The impact of the Guthrie Building on the adjacent intersection near Whittier Schoolincreases children's and families' safety hazards and impacts pedestrian and traffic flow in the
neighborhood, not to mention traffic flow throughout the north side of Bozeman.
I am not a newbie to Bozeman - I have lived here for over 40 years and raised my family here.I regularly vote in all elections and willingly support the work of city and county government
through my property taxes. I know Bozeman is a popular place to live and it's challenging tofind housing.
However, it is and has been extremely frustrating to watch the City of Bozeman approveinappropriate buildings - despite protests, appeals, and regulations that are already in place - in
neighborhoods that are the draw and reason why people choose to move and live in Bozeman.
The Guthrie Building, and others like it in inappropriate neighborhoods, is not the wayforward for future housing in Bozeman.
I ask you again to support the Guthrie Building appeal.
