Dear Bozeman City Commission-
Let me count the ways you are OBLIGATED as elected officials to deny the Guthrie De-velopment to continue:
1. City Code 38.340.120D.3 REQUIRES a 2-year stay on demolitions after previous
denial. You cannot LEGALLY ignore this. They have lots of lawyers and money, butfor Godsakes, follow our own rules.
2. The scale and mass violate NCOD standards (City Code 38.230.100A.5.c.) Too big. Toomassive. Where will all those people park? On small, unimproved streets? What about
winter parking? 3. Bozeman's own traffic study IGNORED critical failures intersections nearby and would
be dangerous for children attending at Whittier School. Unfortunately, relaxed parkingis all too common with recent developments. Reference the development behind Lowes
or Kenyon Noble. Did you study THAT in winter? OR... you will see how the overlydense development next to the BMX track impacts traffic on Peach, Tamarack, N 3rd, N
4th, N 5th? The extra traffic and overflow parking in this area will be treacherous topedestrians and cyclists during summer. In winter this area will only be accessible in
two rutted tracks. This prevents plowing and opposing traffic cannot pass. What aboutemergency vehicles trying to access the neighborhood?
You are OBLIGATED as elected officials to follow city codes. You MUST deny Guthrie'sdevelopment proposal again.
