Dear Commissioners and city staff,
Thank you for the opportunity to participate in the UDC draft process. My understanding from attending several meetings over the last year and a half, is that the
general public is concerned foremost with housing affordability and mass and scale.Therefore, I believe that further solutions to these issues should be addressed in the new
UDC.
• Legalize stacked flats. Allowing increased density to the maximum extent that safetyallows within existing structures creates invisible infill and encourages the expansion of
affordable housing by homeowners.
•Do not allow parcel assembly, this only benefits large developers and prices out smallerand more gentle development that can occur on single lots.
• Include graduated floor area ratios that encourage the development of lived in density over
empty luxury housing.
• Down-zone Bozeman’s core neighborhoods that are taking the brunt of ‘portfolio piece’ development. Instead include a density bonus for affordable housing within
the base zone’s allowable size and mass.
• Include a solar protection ordinance for privately owed solar arrays. This not only allowsthe city to reach its sustainability goals by protecting existing infrastructure but it
encourages the expansion of new solar production.
