Do not click links or open attachments unless you recognize the sender and know the content is safe. Dear City Leaders, Density and redevelopment do not create affordable housing. This has been demonstrated over and over again in Bozeman, with enormous multi-level condo projects containing units pricednorth of a million dollars replacing small historic starter homes. The UDC update does nothing to address affordable housing – but it does create opportunities to destroy established neighborhoods and displace longtime residents. I’m here to insist on better Zone Edge Transitions (ZET’s) in the UDC update. Our transitionsshould require tall buildings to step back above 2 stories, be set back from the sidewalk, and include design regulations to protect privacy. Otherwise, luxury high rises will continue todwarf historic neighborhoods with unsympathetic design, leading to disinvestment and blight. There are all kinds of adverse impacts from allowing development to crowd existing neighborhoods including: Reduced walkability, Increased ice damming, Los of shade trees,Increased year-round utility costs, Negative impacts on roads, Loss of neighborhood integrity, Loss of privacy. And we need these transition regulations to apply across streets! I personally live in a smallhome and if this kind of development happens across the street from me, sunshine will not reach my rooftop for the entire winter – we’re talking 6 to eight months without direct light. Please, act to preserve the character of our existing neighborhoods. Please, listen to currentcity residents and make this and other necessary changes to the UDC update.
