RE: The Oxbow (Cottonwood Apartments) Phase 2 – Site Plan Packages E, F, G
Application #’s: 24586, 24587, and 24579
Dear Alicia,
The purpose of this letter is to provide a summary of the overall combined wastewater flow from Site Plan
Packages E, F and G. Additionally, the purpose is to verify the combined flow is within the previously City
approved Loyal Gardens lift station capacity allotment of 64,014 gallons per day (gpd) (59,799 gpd without
I&I) for The Cottonwood Subdivision (28.09 acres).
In total, Site Plan Packages A, B, C, and D which were previously completed contribute approximately 36,376
gpd to the system (see attached analysis from February 4 2021). Approximately, 23,423 gpd were remaining
for phase 2 development.
Please refer to the recently submitted report titled “SANITARY SEWER REPORT
The Cottonwood Apartments – BLOCK 1, LOTS 1 & 2” for project specifics related to the Site Plan Package F
& G sanitary sewer main extension. Please refer to your letter dated December 24, 2020 which provides the
estimated overall Cottonwood Subdivision sewer flow of 64,014 gpd. Letter is attached for your reference.

The total average daily flow between Site Plan Packages E, F & G equals 18,447 GPD which falls within the
remaining capacity of 23,423 GPD.
