HomeMy WebLinkAbout030 Concurrent Construction Phasing Narrative Page 1 of 1 CONCURRENT CONSTRUCTION PHASING NARRATIVE Blackwood Groves Blackwood Grove Sub Ph 1 & 9, S24, T02 S, R05 E, Block 1, Lot 1 & Block 13, Lot 1 Site Plan Application January 7th, 2025 Introduction This narrative provides an overview of the concurrent construction phasing for the Blackwood Groves Development. The Blackwood Groves Development is a residential neighborhood development located on a 7.8-acre property east of S. 19th Ave, north of Blackwood Road, and west of Canter Avenue in Bozeman, MT. The project consists of 216 multi-family residences, a clubhouse with fitness and pool amenities, and outdoor pickleball and bocce ball courts. The project is intended to be built in phases. Please see below for a breakdown of the phasing for this project. Phasing The project is intended to be built in two (2) phases, with sub-phases 1A-1F in Phase 1 and 2A-2E in Phase 2. The two main phases will be separated by Victoria Street, with Phase 1 to the north of Victoria Street and Phase 2 to the south. Construction for each phase and subphase will occur in the following order: underground utility installation, parking lot, curb and gutter, vertical construction, sidewalks and landscaping. See below for more detail on each phase: Phase 1: Phase 1 will be located north of Victoria Street on Block 1, Lot 1 of the Blackwood Groves Subdivision. Phase I will begin with the installation of the underground water and sewer main extensions. Approximately 686 LF of water main and 647 LF of sewer main will be installed in this phase. Fire, water, and sewer services for all buildings within Phase 1 will be installed during this time as well. The parking lot, curb and gutter for all of Phase 1 will be constructed following utility installation. Once utilities, parking lots, curb and gutter have been installed, construction will occur in order of subphase. Each subphase will include vertical construction of each building, the adjacent sidewalks, trash enclosures and landscaping. Phase 2: Phase 2 will be located south of Victoria Street on Block 13, Lot 1 of the Blackwood Groves Subdivision. Phase 2 will begin with the installation of the underground water and sewer main extensions. Approximately 552 LF of water main and 439 LF of sewer main will be installed in this phase. Fire, water, and sewer services for all buildings within Phase 2 will be installed during this time as well. The parking lot, curb and gutter for all of Phase 2 will be constructed following utility installation. Once utilities, parking lots, curb and gutter have been installed, construction will occur in order of subphase. Each subphase will include vertical construction of each building, the adjacent sidewalks, trash enclosures and landscaping. Phase 1 will include five (5) 3-story 24-plex residential buildings and a clubhouse. Phase 2 will include four (4) 3-story 24-plex residential buildings, a maintenance building and a pickle ball court. The goal of each phase and subphase is to obtain occupancy for each building as completed in the order stated above. Please see sheet C1.03 – Phasing Plan for an overview of each phase and subphase. Schedule Construction of Phase 1 is anticipated to begin in the spring/summer of 2025. Phase 2 construction is anticipated to begin in the spring/summer of 2026 following the completion of Phase 1.
