HomeMy WebLinkAbout24147 Notice NOTICE OF A PUBLIC MEETING FOR A SITE PLAN/COMMERCIAL CERTIFICATE OF APPROPRIATENESS/DEVIATION APPLICATION The purpose of this public hearing is to consider Application 24147 for a deviation request pursuant to Chapter 38 – Unified Development Code. This application is evaluated against the criteria of municipal zoning criteria listed in deviations of section 38.250.050, site plan procedures and criteria of section 38.230.050, and certificate of appropriateness 38.230.080. The public may comment orally at the public hearings or in writing at or prior to the public hearings regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. During the notice period the City will continue review for compliance with applicable regulations. At the City Commission’s public hearing the City Commission may act to approve, modify, or reject the proposal or continue the public hearing to another date. The City Commission may revise any of the proposed actions referred in this notice during the public hearing process. Project Name: Boutique Hotel Application: 24147 Summary: This Site Plan application proposes a six story hotel with amenities on a vacant parcel that currently serves as a parking lot. The ground floor includes a hotel lobby, commercial space, and back of house operations. Each subsequent floor includes hotel rooms and a rooftop bar is proposed on the sixth level. Site improvements include sidewalk, streetscape, landscaping, and additional site amenities. The project is located directly adjacent to Bozeman Creek which requires a 35 setback along both sides of the creek per 38.410.100. While the proposed building is located outside of the watercourse setback, the applicant is requesting to allow for up to a 30 foot encroachment into the watercourse setback for open space hardscaping and patio space, a four-foot awning, and supporting utility infrastructure. Per 38.200.010.A, the City Commission is the review authority where a deviation is more than 20 percent of the standard. A deviation can be requested for properties within the NCOD due to most of historic Bozeman preceeding zoning regulations and to encourage activity that would contribute to the overall historic character of the community.
