Dear Planning Department & Mr. Rogers, I am writing to express my concerns regarding the proposed rezoning of the mobile home parklocated at 2405 W College St. Bozeman, MT from its current designation to a lower-density zoning. As the future owner of this parcel, I believe that the proposed change will negativelyimpact the property's value and the broader future potential for its use within the community. Currently myself and my partners focus exclusively on operating manufactured housingcommunities, however the current in place zoning of R-O gives the property a future value of redevelopment that we have contemplated for some time in the future. The current proposal to rezone this property to a lower-density zoning, which limits thepotential for development, would not only restrict the property's optimal use but also diminish its economic value. As a landowner, I firmly believe that the best use of this land is one thataligns with Bozeman’s growing demands for housing and the city's vision for future development. Lower-density zoning in this area would ultimately stifle the economic andsocial potential that this property holds. Considering the proximity of the property to Montana State University and the need for both student housing and employee housing, I respectfully propose that the property be rezoned toR-5 Mixed Use zoning. This designation would allow for higher-density residential development, mixed-use buildings, and more efficient utilization of the land, which is vital tothe growth of the community. Bozeman is experiencing rapid growth, with both the university and local workforce in need of housing options. With Montana State experiencing it’s largest enrollment year to date, thedemand for student housing near the university campus continues to rise, and the availability of employee housing remains a pressing issue. By rezoning this property to R-5 Mixed Use, itwould not only provide much-needed housing solutions but also contribute to the diversification of future housing options within the area, supporting both students andemployees in our growing community. An R-5 Mixed Use zoning designation would encourage sustainable development and ensure the property is used to its highest potential, benefiting the local economy, the university, andthe Bozeman community as a whole. The area surrounding Montana State University is evolving into a dynamic space, and this property is ideally positioned to support the city’slong-term goals for housing and urban development. To be clear we have no plans to redevelop this property at this time, but we are also paying a price that aligns with its current higher density zoning. In the future if we were to redevelop,we would approach the residents at the community one by one and work out a plan to relocate their homes or make them future residents of the new development. I respectfully urge thePlanning Department to consider the broader long-term value of this land when making the final decision about its zoning. Rezoning to R-5 Mixed Use is a logical step that will bothenhance and contribute positively to the fabric of Bozeman’s growing neighborhood. Thank you for your time and consideration. I completely forgot on the aerial map so apologies on my end. Below I have outlined our parcel that consists of West College MHP. The neighboring property to the east is a different owner whom I have spoken with and would like the same to be considered for his property. However I can only comment on our current petition for our 9.12 Acres. Regarding the future land use designation what would we have to do regarding the policy amendment? As we discussed on the phone we need to ensure we have an accurate description of the area in question. When possible please provide a map of the property(s) you are commenting on. The street address doesn’t give enough detail. A portion of the area that may be in question falls under a different Future Land Use designation is not suitable for the R-5 zone without a policy amendment.
