NOTICE OF PUBLIC HEARING FOR ZONING VARIANCE APPLICATION The purpose of the public hearing is to consider Application 24-655 for the variance request pursuant to Chapter 38 - Unified Development Code (UDC) of the Bozeman Municipal Code (BMC). This application is evaluated against the criteria of municipal zoning criteria listed in Section 38.250.070.C., BMC. Approval or contingent approval may be granted if the City Commission determines all criteria are met. The public may comment orally at the public hearings or in writing at or prior to the public hearings regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. During the notice period the City will continue review for compliance with applicable regulations.
At the City Commission’s public hearing the City Commission may act to approve, modify, or reject the proposal or continue
the public hearing to another date. The City Commission may revise any of the proposed actions referred in this notice during
the public hearing process.

The applicant is requesting a variance to not install approximately 132 feet of city sidewalk along the southern property line, East Cottonwood Street. Section 38.400.080.A. states, “City standard sidewalks (including a concrete sidewalk section through all private drive approaches) must be constructed in all developments on all public and private street frontages, except for alleys. Authority and Decision The City Commission public hearing and decision is scheduled for Tuesday, March 11, 2025, at 6:00 PM in the Commission Room at City Hall, 121 N. Rouse Ave, Bozeman, Montana. The meeting will also be available via video stream with information on how to connect on the meeting agenda which is published on the City’s website at least 48 hours prior to the meeting.
