Hello City Commissioners,
You know how I feel about this ordinance. I think we should scrap it and the existing one on
the books, and take an entirely different approach to housing in Bozeman.
I want to push back on the idea that the AHO has brought over 1000 affordable units toBozeman (according to David Fine) and that we can't limit the use of it to greenfield
development.
These affordable housing projects are all greenfield and many of them didn't even use AHOincentives: potential total of 1065 units.

And then of course there is Hidden Creek behind the Gallatin County Rest Home. Don't
remember how many affordable units, but that is also greenfield. I use the word "potential"because none of these units actually exist yet.
Again, many of these projects aren't even proposing to use the shallow or deep incentives.
Before we go calling the AHO necessary, let's remember that!
So by limiting the AHO to greenfield, the only thing it would be limiting is
public outcry, not affordable housing production.
If you insist on moving forward with the updated draft on Tuesday February 11th, could youplease clarify why the type B, and C incentives are the only ones required to have a pre-application neighborhood meeting? I would argue that this is existing code that we shouldhave been complying with for all development, but if you're willing to include it in the AHOthat might shield it from state law mandates about noticing and public participation, so I'll takeit, but let's make sure it applies to ALL the incentives, A, B, C, Cash-in-lieu, and landdonation alternative.
Vote NO on Tuesday, let's go back to the drawing board!
