HomeMy WebLinkAboutTraffic Trip Comparison Letter-102224 October 22, 2024 Reference: Hotel Bozeman Traffic Analysis Project No. 23101 Mr. Johnson: The purpose of this letter is to provide a comparison of projected trip generation for the proposed Hotel Bozeman site located on the North Central Master Site in Bozeman, Montana. The site was originally evaluated in the North Central Master Site Plan TIS completed in February 2021 by Marvin and Associates. This report was updated in July 2021 based on updates to the Master Site Plan land uses and comments from the City of Bozeman. Another updated was completed in September 2021, which did not include changes to the land uses and trip generation projections. A previous trip generation update was completed in June of 2023. The gross trip generation (prior to multimodal and internal capture reductions) projections presented in the July 2021 update totaled 2,247 average weekday trips, with 182 trips during the AM peak hour and 195 trips during the PM peak hour for the two Hotel Bozeman buildings. These projections assumed the following land uses between the two buildings: 100 hotel rooms, 42 apartments, 43,500 square-feet of office space, 9,000 SF of retail uses, and 5,000 SF of restaurant space. The latest land use assumptions for Hotel Bozeman will include the following: 200 hotel rooms, 8,159 SF for spa/fitness uses, 9,228 SF for restaurant and bar, and a 150- seat hotel conference room. It was assumed that trips to the spa/fitness, restaurant, bar, and conference uses would be incorporated in the overall hotel projections as they are primarily for hotel guests but still open to the public. This assumption is based on the Hotel land use description provided by ITE, which states that these facilities typically include restaurants, bars, meeting/banquet rooms, convention facilities, and fitness rooms. Therefore, the trip generation rates provided by ITE would account for some trips from external, non-hotel patrons to these uses. The updated trip generation calculations, shown in Table 1 on the following page, project 1,598 gross weekday trips, with 92 trips during the AM peak hour and 118 trips during the PM peak hour. Karl Johnson October 22, 2024 Page 2 Comparing the July 2021 projections to the new Master Site Plan, it was found that gross trips on an average weekday are projected to be 71% of the previous projection when updated with the new land uses. Gross AM and PM peak hour trips are projected to be 51% and 61% of the previous projections, respectively.
