Box 1230 Bozeman, MT 59771-1230 Re: Notice of a Site Plan Application #24254- Salvation Army Site Plan Dear City of Bozeman: This letter follows my January 21, 2025 letter written on behalf of Babcock Downtown, LLC (“Babcock”) regarding the Salvation Army site plan. My early letter explained that Babcock owns Lots 19 and 20 in the Maple Terrace Subdivision on North 19th Ave. and the potential use of those South Lots by the Site Plan applicant (S2K) was implicated in a zoning analysis done by Bozeman’s Director of Community Development. While S2K did have an option to purchase the South Lots, the option expired on January 31, 2025. The purpose of this letter is to advise the City that S2K did not exercise its option to purchase the South Lots. When the City makes its decision on the propriety of the Salvation Army Site Plan, including whether or not it complies with existing zoning for the area, the decision should not be predicated on how the South Lots will be developed. The South Lots are not part of the Site Plan. Babcock reserves the right to develop (or not develop) the South Lots in any manner permitted by law. Sincerely, John M. Kauffman c.
