Re: Altos Photonics Site Plan Application #24545
Concurrent Construction Request
Please accept this letter as a request for concurrent construction of onsite/offsite public
infrastructure for the proposed building of the Altos Photonics project as shown on the
attached Civil Construction Plans.
As soon as possible after Site Plan Approval Light Conversion-USA, Inc. is planning on
developing the building proposed on Tract 24A. To facilitate building permit review on this lot,
concurrent construction of public and private improvements is requested.
Light Conversion-USA, Inc. understands the need for functional infrastructure to support
construction activities and commits to the following Concurrent Construction Plan. Water and
sanitary sewer services will be installed in East Tamarack Street. East Tamarack Street will be
restored to new conditions where water and sanitary sewer services are located. Traffic on East
Tamarack Street will be detoured until the infrastructure is complete. Public infrastructure will
be complete and accepted by the city prior to occupancy of any structure on the concurrent
construction lot.
The concurrent construction request will be supported by the following project specific
conditions and standard conditions per UDC 38.270.30 D and stipulated in an Improvements
Agreement.
1. The project will be under control of a single entity, Light Conversion-USA, Inc., with a
single general contractor. There will be no third-party builders until public infrastructure
is complete and accepted by the City.
2. Infrastructure plans will be approved and financially guaranteed prior to the issuance of
any concurrent construction Building Permit issuance.
3. Infrastructure improvements will be complete and accepted by the city prior to
occupancy of any structure on the concurrent construction lots.
4. Light Conversion-USA, Inc., will provide insurance, risk acknowledgement, and
indemnification in a form acceptable to the city prior to Building Permit issuance.
Please let us know if there are any additional conditions required to enable concurrent public
infrastructure and Building construction.
