I am commenting on the proposed update to the Affordable Housing Ordinance (AHO) that combined with the proposed updates to the UDC, will allow for building heights of 65 feet in all R-1 through R-3 neighborhoods, 95 feet in residential R-4 zones, 110 feet in R-5, 158 feet in B-2M (think along Main Street outside of downtown and along 7th Street), and 173 feet in B-3, our downtown core. I request that the commissioners either reject or significantly modify this proposed change to: 1) restrict the height of all development to the Armory (110') in downtown Bozeman in order to maintain its historical skyline view, ensure the downtown density isn't unduly increased (especially due to lack of parking) and mitigates the direction that developers would appeal only to wealthy tenants; 2) require parking on site and for each market-rate unit ; 3) Limit the incentives sighted in this revision to new undeveloped land or along arterial streets. Offer fewer incentives in existing infill developments and require these buildings to fit into the existing neighborhood. Thank you for your consideration. Shirley Olinger; 406-579-2979
