Kyle,
I reviewed the site plan. Yellowstone Fiber can provide fiber optic broadband services to the Canopy
Hotel (32 South Rouse) via the rear lot (alley between Main and Babcock). Yellowstone Fiber does not
assets nor plans to have assets north side of Babcock east of Rouse until the NW corner of Church and
Babcock where we will have an access point (handhole). We do have assets or planed assets on the east
side of Rouse. We do, however, have an aerial line in the alley. As such, Yellowstone Fiber does not
need lot frontage utility easements along the north side of Babcock nor the east side of Rouse.

Hi Greg,
As part of our site plan review process with the City of Bozeman, we are required to get written confirmation from the
utility providers that lot frontage utility easements are not needed where this project fronts Babcock Street. The building is
proposed with zero-lot line street setbacks and utility access is in the rear of the building. Would you be able to confirm
that Yellowstone Fiber does not need lot frontage utility easements on Babcock Street with the proposed development?
The site plan drawings submitted to the City of Bozeman are attached for your review. Please reach out with any
questions.
Thanks,
Kyle

I confirm, Lumen will not be needing a front lot easement where Canopy Hotel will be located. A back lot
easement will be su&icient.

I can confirm that NorthWestern Energy (NWE) does not require lot frontage u6lity easements for this project, given the
