While the corrections improve it, it is still an upzoning which incentivizes developers to purchase, and demolish current affordablehousing in our core. This is the case with the project attempting to use the AHO on Babcock and Church that would give property to the city on 19th in exchange for two extra stories ofluxury units, thus removing more of the working class from the older core of the city. This is not equitable. We are losing affordable units in this exchange. Incentivize residents to subdivide their homes and give them tax credits for renting at 60% AMI or less. I'm already doing that by renting my basement, 500 sf for $800 a month, utilitiesincluded. That comes out to a lot less than any of the units we've seen being proposed by developers as affordable. I know many folks who are doing the same. Give the residents theopportunity to the residents of the city, not the developers who only develop if it pencils out for them, not for the longevity and quality of our community and our town. This ordinance as it stands should only qualify for green field development or if they bring their own water and don't get to use Cash in Lieu.
