Good morning, As a developer of Low-Income Housing Tax Credit and affordable multifamily housing in states across the Rocky Mountain West, I appreciate the opportunity to voice support for the type of incentives and ordinances proposed in the Affordable Housing Ordinance. The incentives outlined in Type C allow LIHTC projects to achieve the required density to make affordable housing feasible due to the funding and rental income restraints that allow the completed properties to truly be and remain affordable for decades to come. Throughout the portfolio of our affordable developments across the Rocky Mountain West, we have consistently seen that vehicle ownership rates in populations that utilize affordable housing developments are often 50% or less of typical market rate consumers. By removing the costs of unnecessary parking, developments are therefore able to support the viability of long-term affordability to residents through reduced rental rates.
