HomeMy WebLinkAbout004 Site Plan Narrative 895 Technology Boulevard, Suite 203, Bozeman, MT 59718 | 406.586.0262 Site Plan Design for Salvation Army N 19th Bozeman MT Project Narrative Project Summary This project is a proposed facility classified as a commercial office located in the Maple Terrace subdivision on lots 15 and 16, as well as Homesite subdivision lot 1. All within an R-O district, the facility will be a 2-story building with pedestrian access provided throughout the site. Block frontage for the property is gateway. Adjacent land use includes both residential and commercial. Construction is expected to begin fall of 2024. The public infrastructure around the 0.94-acre parcel is already in place. New infrastructure will include a sewer, water, and fire service. Landscaping and Open Space Requirements Landscaping will be provided throughout the site. Please refer to the landscaping plans for the landscape design. Open space calculations and requirements are not necessary. This is because the site area is less than one acre, referencing section 38.520.060 C. Vehicle Access and Parking Requirements The development will have two access points to the parking area: one from a private drive on the north side of the lot, and one from N 19th on the south-west side of the lot. The parking lot will have a total of 39 parking spaces with on-site bicycle parking. Please refer to the cover sheet for parking calculations. Stormwater The stormwater system will include utilizing proposed curb chases, curb inlets, storm piping and on-site underground detention storage. Water will be conveyed by a combination of sheet flow, curb and gutter and piping that will direct stormwater to an on-site underground ADS stormtech SC-740 detention/infiltration basin. The proposed basin will be excavated to native gravels to permit maximum infiltration. Trash and Recycling A Trash enclosure is proposed for the development. Refer to the civil drawing sheet C.1.0-Site Plan for exact location. Please refer to architectural drawings for trash enclosure details. Proposed Entitlement Period 1 year. Traffic Impact Study In coordination with MDT. Project site is within MDT jurisdiction. Water and Wastewater Capacity Water and wastewater capacity reports were created as part of the site plan submittal. These reports show the calculations for the increased demand created by this proposed development and can be respectively in the following Documents: 015 and 016.
