It’s a simple addition to an existing building with the addition of a parking lot. Here is its Legal Description: Gallatin Park Sub, S36, T01, RO5E, Block 2, Lot 2-A. Its address is 555 Manley Rd, Bozeman, Mt 59715 in zoning M-1. The overall square footage of the buildings (existing bldg and one new bldg. expansion) is 8,766 square feet on a 49,860 square foot (1.14 AC) lot. Four (4) additional employees will be able to be hired by this building expansion. I am reaching out to see if we could waive a TIS for this site. I was hoping you could forward this to Taylor Lonsdale or whomever else to review this request. Attached is the 10th edition land use list and the code is 180 (Trips Per Unit=1.97) . I have also attached our preliminary Site Plan. Please let me know if there is anything else you need.
