Oak St., Ste 1F Bozeman, MT 59715 (406) 624-0200 info@formescent.com www.formescent.com Page 1 of 2 12/03/2024 Site Plan Project Narrative - Buffalo Restoration Addition Project Summary Buffalo Restoration is at 555 Manley Road. The Site Plan consists of the regrading and paving of the existing gravel parking lot behind the building, along with a gravel storage pad and a detention pond for stormwater runoff. There will also be an addition to the existing building constructed on the west side of the existing building. The property is currently zoned as M-1. Per the City of Bozeman GIS website, Block frontage is classified as “other”. Adjacent land use includes manufacturing, Mixed use, and Public Lands Institute. Construction is expected to begin in the fall of 2024. The public infrastructure in the 1.91-acre parcel is completely built out. Fire and water service extensions from the existing water main in Manley Rd service the existing building. A sewer main runs along the unnamed access road on the west side of the building with a sewer service to serve the existing building. Cash-in-lieu of water rights will be determined by the city during review. Since the addition alone does not require a SP review and only MOD review with no site improvements required, we ask that the Cert of Occupancy not be held up on the building portion of the project if permitting approvals and construction timelines are not conducive to site construction work due to winter or otherwise adverse site construction weather conditions. Landscaping and Open Space Requirements Landscaping will be provided throughout the site. Please refer to the landscaping plans for the landscape design. Designated common open space areas will be provided on site. Open space will be provided in the form of an employee hangout area directly next to the proposed parking lot and a lawn will be provided directly east of the proposed gravel pad. Please refer to the cover sheet and open space document for calculations. Vehicle Access and Parking Requirements The existing access to the site is off Manley Rd to an unnamed access road. This access point leads to the internal parking lot and provides access to the proposed building. There are 33 proposed parking spaces included in this site plan with 1 ADA space that is van accessible. There is no anticipated off-site parking included in this site plan. The number of required parking spaces for this site is 26 parking spaces. The max parking is 125% of the required for a total of 33 parking spaces. The number of required bike parking spaces for the site is 3 spaces. There are 6 existing bike parking spaces located on the site (200% of required). No additional on- site bicycle parking is proposed. Please refer to document 11 (Parking Calculations) for parking calculations. CORRESPONDENCE 109 E. The majority of the stormwater runoff from the parking lot will drain to the southeast corner, into a curb inlet and piped to a detention pond located on the east side of the site. There is a section of the parking lot that will drain to a proposed area drain on the northwest end of the site. This pond basin will be designed with adequate capacity to handle the flows from the site as calculated in the attached stormwater design report. Parkland Requirements No parkland will be dedicated in this submittal since this is not a residential development. Trash and Recycling One trash enclosure is proposed for the site. Refer to the civil drawings for exact locations. Block Frontage The requirements of Sec. 38.510.030.G (Other block frontage) do not apply to this project. The addition to the existing building will be at the rear of the building and property. Therefor, ground floor use, building placement, building entrances, façade transparency, weather protection, parking location, landscaping and sidewalk width standards are all not applicable. The existing building and existing site conditions are currently compliant and conform to the block frontage standards.
