Ortman - Application 24493 From: Jim and Tina Ortman Sturdy Stitching Upholstery 608 West Beall, Bozeman 406 570-5039. 406 570-8648 To: City of Bozeman Department of Community Development Re: Application 24493 i roposed Development 5th and Villard (The Guthrie) To whom it may concern, We.strongly object to the proposed Guthrie development using the incentive: 38.380.030.B.3.d.No minimum on-site vehicle parking requirement, but bicycle parking standards still appl. The proposed Guthrie building has 91 units, including 13 with two bedrooms. While some occupants may not have vehicles and utilize the bicycle parking, this is not entirely practical in this winter climate. Some of the 78 single bedroom apartments may have working couples living in them, (two vehicles) and some of the 13 two bedroom apartments may also have two vehicles. For discussion purposes, let's say that 75% of the total units will have at least one vehicle (68 cars) and 60% of those units will have two vehicles (41 cars). This potential 109 vehicles minus the 36 parking spaces the development provides means there will be 73 vehicles parking around the neighborhood?n addition to the occupants and businesses already there. This will turn our neighborhood into a traffic jam. Parking conflicts between existing residents, their guests and businesses are inevitable. Snow plowing, street cleaning etc. will be very difficult. Parents picking tip kids from Whittier will contribute to the traffic jam twice a day. We realize the need for more housing in Bozeman.
