Dear City Council/Planning Board Members, I am writing to express my strong opposition to the proposed housing development at 5th and Villard, the Guthrie. This development, as currently planned, poses a threat to the characterand livability of Bozeman, and does not address any demonstrative need. Concerns: Loss of Historical Character: Bozeman’s unique charm lies in its diverse neighborhoods, each with its own distinct history and character. This proposed development will furtherexacerbate the ongoing homogenization of our city, as five over one luxury apartment buildings are popping up all over the valley. Inadequate Need: With over 1,000 vacant apartment units currently available in Bozeman,there is no demonstrated need for the type of housing offered by the Guthrie. This development would likely exacerbate existing issues like traffic congestion and strain on cityresources without addressing any genuine housing shortage. Request: I respectfully request that the City Council/Planning Board deny this application. I believe a denial of this application is the only reasonable result if the following items are considered: Prioritizing the needs and desires of current Bozeman residents. Protecting the unique historical and architectural character of our city. Addressing existing housing vacancies before approving new construction. Sincerely, Max Kirchhoff
