BOZEMAN MONTANA 0020'40'CONCURRENT CONSTRUCTION PLAN AND REQUIREMENTSTHE ADJACENT OFF-SITE INFRASTRUCTURE IMPROVEMENTSAT THE GUTHRIE (STREET LIGHT, NEW FIRE HYDRANT,WATER AND FIRE SERVICE LINES, SANITARY SEWER SERVICELINE AND MANHOLE) WILL BE CONSTRUCTED CONCURRENTLYWITH THE BUILDING IN ACCORDANCE THE THE CITY'SCONCURRENT CONSTRUCTION REQUIREMENTS SPECIFIED ONTHE CCON FORM.1.THERE IS ADEQUATE FIRE PROTECTION ADJACENT TO THESITE PROVIDED BY THE HYDRANT AT THE NW CORNER OFTHE 5TH AND VILLARD INTERSECTION.2.ADEQUATE ACCESS TO THE SITE IS PROVIDED BYEXISTING STREETS.3.ALL INFRASTRUCTURE IMPROVEMENTS ARE LOCATEDWITHIN EXISTING RIGHTS-OF-WAY AND EASEMENTS. THEINFRASTRUCTURE ONLY SERVES A SINGLE LOT. THEDEVELOPMENT IS UNDER CONTROL OF A SINGLEDEVELOPER, WITH A SINGLE GENERAL CONTRACTOR.4.THE INFRASTRUCTURE IMPROVEMENTS WILL BE REVIEWEDAND APPROVED BY THE CITY ENGINEERING DEPARTMENTPRIOR TO BUILDING PERMIT AWARD.5.FIRE DEPARTMENT APPROVAL WILL BE OBTAINED FORCONCURRENT CONSTRUCTION.6.AN IRREVOCABLE OFFER OF DEDICATION FOR THEINFRASTRUCTURE IMPROVEMENTS WILL BE PROVIDED TOTHE CITY.7.ALL INFRASTRUCTURE WILL BE COMPLETED ANDACCEPTED BY THE CITY PRIOR TO BUILDING OCCUPANCY.CONCURRENT CONSTRUCTION PHASING (DURATION)PH 1 - BUILDING CONSTRUCTION (16 MONTHS TOTAL)DURING THE BUILDING CONSTRUCTION THE ON-SITE UTILITIESWILL BE REMOVED AND THE OH POWER LINE RELOCATED.THE EXISTING STREETS AND SIDEWALK ADJACENT TO THECURB WILL REMAIN OPEN AND OUTSIDE OF THECONSTRUCTION FENCING, UNTIL THE STREET CONSTRUCTIONPHASE.PH 2 - UTILITY CONSTRUCTION (1 MONTH)THE WATER AND SEWER IMPROVEMENTS WILL BE INSTALLEDMIDWAY THROUGH THE BUILDING CONSTRUCTION. THISPHASE WILL ALSO INCLUDE THE TERMINATION OF THEEXISTING SERVICES AT THE MAIN IN THE STREET. THEUTILITY CONSTRUCTION WILL REQUIRE SHORT-TERM STREETCLOSURES AT THE UTILITY TIE-IN/DEMO LOCATIONS. ACCESSTO ADJACENT PROPERTIES AND THE SITE TO REMAIN OPEN.EXISTING STREETS AND SIDEWALKS TO BE REPAIRED ANDREOPENED AFTER UTILITY INSTALLATION.PH 3 - STREET CONSTRUCTION (2 MONTHS)THE STREET CONSTRUCTION WILL OCCUR TOWARD THE ENDOF BUILDING CONSTRUCTION. THIS PHASE WILL ALSOINCLUDE THE DEMOLITION AND REPLACEMENT OF THEEXISTING SIDEWALK AND CURB. THIS CONSTRUCTION PHASEWILL REQUIRE SIDEWALK AND PARKING LANE CLOSURESADJACENT TO THE SITE, AND SHORT-TERM CLOSURES TOSTREETS AND SITE ACCESS. STREETS AND SIDEWALKS WILLREOPEN WHEN THE BUILDING IS COMPLETE.
