Water Adequacy - Still the same problematic cash-in-lieu of water language. It’s
time to make some changes here before Bozeman’s demand outpaces supply.
Zone Edge Transitions - still inadequate to protect existing neighborhoods from
the impacts of new development, and they need to apply across an existing street.
Floor Area Ratio - the new code doesn’t have any, so we could end up allowing
mansions in new and existing neighborhoods!
Solar Access - the proposed new code has no protections for existing solar energy
systems and it’s time we should!
Fraternities and Sororities - new and relocating fraternities and sororities are
allowed in lots of neighborhoods right now and this has led to horrible conflicts and
lawsuits. They are not appropriate everywhere, and should be regulated as they
were pre 2017, more like Billings and Missoula. To be clear, this is only for new and
relocating greek houses, not the existing ones.
Urban Forest Protections - proposed code language still allows for developers to
cut down all vegetation and scrape a lot before building. Our trees, shrubs, and other
urban forest ecosystem features contribute highly to our livability! We value them!
Zoning Map - Fortunately most of our Jandt Neighborhood is no longer being
upzoned, but many historic neighborhoods of small homes are inappropriately zoned
to allow for massive apartment buildings. The regulations in these zones have
changed drastically over decades, but their location on the map never has. It’s time
to downzone historic neighborhoods. This must be on the table!
