1. ALL WORK AND MATERIALS SHALL COMPLY WITH ALL CITY, COUNTY, STATE,
FEDERAL AND OSHA REGULATIONS.
2. CONTRACTOR SHALL REFER TO THE ARCHITECTURAL PLANS FOR EXACT
LOCATIONS AND DIMENSIONS OF VESTIBULES, SLOPE PAVING, RAMPS,
SIDEWALKS, EXIT PORCHES, PRECISE BUILDING DIMENSIONS, EXACT BUILDING
UTILITY ENTRANCE LOCATIONS, AND TOTAL NUMBER, LOCATION, AND SIZE OF
DOWNSPOUTS.
3. ALL DISTURBED AREAS ARE TO RECEIVE FOUR INCHES OF TOPSOIL, SEED,
MULCH, AND WATER UNTIL A HEALTHY STAND OF GRASS IS ESTABLISHED.
4. ALL DIMENSIONS AND RADII ARE TO THE BACK OF CURB, EDGE OF PAVEMENT,
CENTER OF STRIPE OR OBJECT, OR FACE OF BUILDING UNLESS OTHERWISE
NOTED.
5. CONTRACTOR SHALL BE RESPONSIBLE FOR ALL RELOCATIONS, INCLUDING
BUT NOT LIMITED TO, ALL UTILITIES, STORM DRAINAGE, SIGNS, TRAFFIC
SIGNALS & POLES, ETC. AS REQUIRED. ALL WORK SHALL BE DONE IN
ACCORDANCE WITH GOVERNING AUTHORITIES SPECIFICATIONS AND SHALL
BE APPROVED BY SUCH. ALL COST SHALL BE INCLUDED IN BASE BID.
6. GROUND SURROUNDING DWELLINGS SHALL SLOPE AWAY AT MIN. 6" PER 10'
OR 2% FOR IMPERVIOUS SURFACES. IRC 401.3
7. CONTRACTOR IS RESPONSIBLE FOR PROTECTION AND REPLACEMENT OF
PROPERTY CORNERS.
8. CONTRACTOR SHALL MATCH EXISTING CURB & GUTTER IN GRADE, SIZE, TYPE
AND ALIGNMENT WHERE APPLICABLE.
9. SURFACE DRAINAGE SHALL BE DIVERTED TO A TO A STORM SEWER
CONVEYANCE OR OTHER APPROVED POINT OF COLLECTION THAT DOES NOT
CREATE A HAZARD. IRC 401.3 ROOFS, OR SIMILAR AREAS HAVING RAINWATER
SHALL FLOW AWAY FROM THE ADJOINING PROPERTY (UPC 1101.2)

GENERAL NOTES -DEMOLITION
1. CONTRACTOR TO COORDINATE ALL DEMOLITION REQUIRED TO
ACCOMMODATE NEW MECHANICAL / ELECTRICAL SYSTEMS.
2. CONTRACTOR SHALL DEMOLISH ALL EXISTING WORK AS REQUIRED TO
ACCOMMODATE NEW WORK SHOWN IN THESE CONTRACT DOCUMENTS.
CONTRACTOR SHALL COORDINATE ALL ASPECTS OF DEMOLITION.
3. ALL DEBRIS, RUBBISH, AND OTHER MATERIALS RESULTING FROM THE
DEMOLITION SHALL BE REMOVED FROM THE SITE. DISPOSAL OF ALL
MATERIALS SHALL CONFORM TO LOCAL, STATE, AND FEDERAL LAWS AND
REGULATIONS.
4. CONTRACTOR SHALL TAKE CARE TO PROTECT THE STRUCTURAL INTEGRITY
OF THE EXISTING BUILDING DURING DEMOLITION AND RENOVATION.
5. REMOVE ALL MISCELLANEOUS FASTENERS/NAILERS OR MATERIAL WITH NO
PURPOSE. CAREFULLY REMOVE SUCH ITEMS IN ORDER TO MINIMIZE DAMAGE
TO EXISTING MATERIALS. PATCH HOLES AS REQUIRED FOLLOWING REMOVAL
TO ASSURE A UNIFORM APPEARANCE.
6. CONTRACTOR SHALL CONDUCT ALL NECESSARY EXPLORATORY ACTIVITIES
TO LOCATE AND PROTECT EXISTING SYSTEMS AND/OR STRUCTURES TO
REMAIN PRIOR TO THE START OF DEMOLITION WORK.
7. ALL EXISTING FINISH MATERIALS REMOVED SHALL BE EVALUATED FOR
POSSIBLE USE AS PATCH / REPAIR / INFILL MATERIAL FOR INTEGRATION IN
NEW WORK.
8. FIELD VERIFY ALL DIMENSIONS. DO NOT SCALE DRAWINGS. THE
CONTRACTOR SHALL VERIFY EXISTING CONDITIONS AND SHALL NOTIFY THE
ARCHITECT OF ANY DISCREPANCIES BETWEEN EXISTING CONDITIONS AND
THE CONTRACT DOCUMENTS PRIOR TO COMMENCING WORK.
