NOTICE OF A SITE PLAN/COMMERCIAL CERTIFICATE OF
APPROPRIATENESS WITH DEMOLITION APPLICATION
This application is evaluated against the site plan criteria of section 38.230.100 and the certificate of appropriateness criteria of section 38.230.080 of the Bozeman municipal code (BMC) and associated standards. Per 38.230.100.B, BMC, approval is granted if all criteria are met. Approval or conditional approval may be granted if the decision maker determines all criteria are met. The public may comment in writing regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. Per 38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal. Project Name: Block 104 South Building Application: 24107
Summary: Application to demolish an existing warehouse and construct a five story mixed use building. This project is part of a two-phase development in the Northeast Neighborhood on the corner of Front Street and North Ida Avenue. It is zoned B-2M. This mixed use building will include 42 residential units, residential amenities, ground floor retail, and an underground parking garage. The units are a mix of one bedroom, two bedroom, and three bedroom units. There are 41 spaces located in the parking garage. The building is roughly 107,000 square feet. The project proposes to use shallow incentives for affordable housing to allow two additional stories of height (maximum 15 feet per story) in the B-2M zone district as outlined in 38.380.020.C.3 which would allow the building to be increased to 90 feet. The project proposes to add 10 feet to the building height which makes the building 70 feet tall. The project proposes 5% of the units to be deed restricted for 30 years at 120% AMI. Two one bedroom units will be designated the affordable housing units. The property is located within the Neighborhood Conservation Overlay District but is not within a Historic District. The existing warehouse that will be demolished is not considered contributing or eligible as a historic structure.
