NCOA Checklist (November 2021 version) Responses
1. Create & submit a Planning application using the ProjectDox portal. Complete and signed
Development form has been included in submission.
2. Digital files separated into the required categories: Documents and Drawings.
3. The required naming protocol has been fulfilled.
4. Demolition is being proposed, please see attached DEM submittal.
5. The existing structure was built in 1962. Reference Historic Property card. Archaeological Survey
to be provided prior to NCOA approval.
6. The required property record form is included in the submittal, reference Montana Historical
and Architectural Inventory Card.
7. The required project narrative is included in the submittal.
8. Historical information is included in the submittal.
9. One current picture of each elevation of each structure planned to be demolished is included in
the submittal.
10. The existing conditions site plan is included in the submittal, reference the Topographic Survey
in Drawings.
11. The site plan is included in the submittal, reference A1.1 Site Plan in the Drawings.
12. Front, rear and side elevations of all buildings, structures, fences and walls are included in the
submittal.
13. The building elevations detailing proposed exterior materials have been labeled on the
proposed elevations, reference A6.1 Building Elevations, A6.2 Building Elevations in the
Drawings.
14. Internal and external elements of the existing structure have not been included because the
existing structure is proposed to be demolished in its entirety.
15. The required streetscape study of the new infill dwelling/structure is included in the submittal.
16. For any non-conforming structure, an analysis of demolition to determine whether the
threshold for loss of protected non-conforming status per Section 38.280.040.B BMC has been
met or surpassed.

17. Proposed windows, doors, exterior lighting or other detailed alternations are included in the
submittal, reference A7.0 Materials Board in the Drawings.
18. Floor plans showing floor layout including square footage and proposed use for each room and
area with the building have been included in the submittal, reference A2.3 Basement Floor Plan,
A2.4 Main Floor Plan, and A2.5 Upper Level Floor Plan.
19. The required parking plan and calculation for all uses for the proposed changes, reference A1.1
Site Plan in the Drawings.
20. A schedule for the proposed changes to the property is included in the submittal. No phasing is
anticipated currently.
