It is more than just a city, but rather a place to enjoy, to recreate, to get involved in, and a place to love. We are excited to propose the 314 Villard Townhomes. This new development consists of three- household dwellings with three basement accessory dwelling units and detached residential garages with contiguous open space. The project is located along West Villard Street and responds to the expanding downtown core and density needs while improving the quality of the neighborhood. There is currently an existing structure on the lot being used as a single-family residence. This Non-Eligible structure has reached the end of its economic lifespan and needs replaced with a higher and better use. By demolishing this structure, we are creating opportunities for additional residences that focus on appropriate density, useability, beautiful outdoor space, and high-quality design that will add to and fit within the context of Downtown Bozeman. Location The project is located at 314 W Villard Street. 4 of 5 1. The site is approximately 68’-0” wide by 140’-0” long with alley and street access. 2. A side alley provides access for 1 additional parking space between the household units and garages. 3. The neighborhood is primarily residential with a close vicinity to the S. 7th TIFF district and downtown commercial corridor. Design The 314 Townhomes development located at 314 W Villard consists of three Scandinavian style townhomes. It is important to distinguish the new construction from the neighborhood by utilizing modern details and materials while still paying homage to the form and intensity of the existing architecture around. One of the most unique aspects of this project is the utilization of 3D printed concrete walls for the exterior wall assemblies. Architecture The design consists of three gabled masses resting on top of a 3D printed concrete wall first level. The gable roof is commonly found in this neighborhood. The basement hosts two large courtyards providing access and light to the lower spaces. The ADU is located at the front of the project and accessed through the basement courtyard to separate the private spaces of the homeowner from the tenant. Mass and Scale The proposed development fits well within the height requirements of the Bozeman UDC. The mass and scale of the building fits within the context of the neighborhood. It complies with Form and Intensity Standards found in the Bozeman UDC. Building Quality The proposed development utilizes three primary materials; metal siding, 3D printed concrete and natural wood siding. The 3D printed concrete will provide a unique and appealing texture to the exterior while creating an excellent thermal envelope that is resistant to the elements. It also will cut down on costs and construction time. 5 of 5 Building Roof Form The primary roof form consists of 10:12 gable end roofs. The gable end roof form is commonly found along W Villard St. The roofs will be finished with a matte black standing-seam metal roof. There are some modern low-slope roofs to provide contrast to the historic roof forms and create weather and solar protection over openings. Site Design The site area is 9,638 SF in area. We have created a private courtyard between the household units and garages. Parking and Vehicle Access Please see Parking Notes on Sheet A1.1 Utilities Electric, telephone and gas come in from the Alley. Electric is currently overhead and will be relocated underground during redevelopment. Water and sewer will come in off W Villard St. Building Design Building design complies with UDC.
