To the Planning Department, I would like to make several comments/observations regarding the site plan for the Range 5 development south of Stucky Rd. and east of Fowler. My first concern is simply regarding traffic on Stucky. Over the last 5-10 years traffic has dramatically increased on this road. It is the only continuous east-west road other than Huffine serving the south side of town, and it’s two lanes with little to no shoulder. My wife and I ride bikes often from our location on the south side and the experience of riding on Stucky has become worrisome at best. Few cars observe the posted 40 mph speed limit, most traveling 45-50, and with no shoulder this can feel, and is, dangerous. Traffic on Stucky needs to be addressed before more and more large scale projects are approved adding hundreds of vehicles daily on this road. Secondly, as you’re certainly aware, there is general concern about green-lighting developers to simply bulldoze land for development with no concern given for existing trees and habitat for wildlife, including birds and animals which are part of a beneficial local ecosystem. In this case there are dozens of trees on this property and there is no reason that the City shouldn’t require that the developer submit a site plan which takes into account impact on this ecosystem and minimizes negative environmental destruction.
