A Case for More Conscientious Community Building
My name is Sarah Evans and I am a resident of Bozeman, MT. I am writing to request you
reassess plans for the "5 Rang Site Plan." As it stands now, I believe this multi-familycommunity does not dive deep enough into plans for sustainable development or adequately
consider how the development will contribute to Bozeman's growing housing crisis inmeaningful, impactful ways.
I would also like you to consider how rezoning this area will impact local farms like
4daughters. This residential development would directly impact irrigation ditches and alsocontribute to increased runoff while hugely impacting soil quality. This development would
change 4daughter's ability to farm.
This area currently has little infrastructure. Roadways around Stucky are not built for high-traffic use. These plans also do not feature any planning for bike paths or bike lanes, which
create dangerous experiences for future residents should this project receive the go-ahead.
Perhaps the largest issue I foresee with future developments that focus on 900-1200sqft spacesis not planning residential developments that are truly multifamily. These proposed units are
small and unaccommodating for growing families. These developments are often a way tocapitalize on the highest rent rates for the least amount of space. This means that such 1 and 2
bedroom apartment units will likely be priced at ridiculously high market rates and fail toaddress unaffordability of housing in Bozeman. The Oxbow is a great example of this.
The Bozeman community needs thoughtful development solutions that feature a variety of
residential densities (single family, townhome, apartment). Not only that, future developmentsshould guarantee that a certain percentage of units to be allocated as truly affordable housing
units to support our community members.
We need more holistic and inclusive residential developments in Bozeman and 5 Range doesnot successfully address these needs.
