Ida St. and is located in the Northern Pacific Addition to Bozeman. This site consists of one architectural feature: a commercial/warehouse structure that was built in 1970. This 9,000 square-foot building is a single-story wood-framed structure with a gable roof and metal siding on all exterior walls. The massing of this building consists of two volumes. The primary volume is a large square-shaped form, and the secondary volume is a smaller, rectangular-shaped form. The secondary volume fronts on the east-facing elevation of the structure. The east-facing elevation of the building features two overhead garage doors that are comprised of wood & metal. The primary pedestrian access points of the building are also featured on this elevation, with one wooden door providing access to the aforementioned secondary volume, and a second wooden door providing access to the wall that contains the two overhead garage doors. The east-facing elevation also features the building’s only windows, with the secondary volume containing three rectangular window bays. The west-facing elevation of the building contains fewer architectural features, being comprised of a blank, metal-sided wall with a single wood & metal overhead garage door placed near the northern corner of the elevation. The north-facing elevation also contains minimal architectural features, with a blank metal-sided wall, gable end, and a small loading dock constructed of steel & concrete. Like the previous two elevations, the south-facing elevation is minimal in its architectural composition, having a blank, metal-sided wall, and gable end. Bogert as part of the Northern Pacific Addition to Bozeman. The surrounding neighborhood largely developed from this time through 1945, as documented in the 1996 National Register of Historic Places Continuation Sheet for the Northern Pacific-Story Mill Historic District. While this was the case for many nearby properties, there is no record of development on this lot during this time period. This fact ultimately led to the property’s exclusion from the Northern Pacific-Story Mill Historic District, when said historic district was being established in the mid-1990s. The first and only record of development on this property occurred in 1970, and resulted in the construction of the warehouse building that sits on the lot today. Because of its industrial use, and its utilitarian architectural style, little information about the building or its construction can be found. This property has had several owners since it was originally platted. Since 1989, ownership has changed hands 5 times. 5. National Register Evaluation and Assessment HAS A FORMAL ELIGIBILITY DETERMINATION BEEN PREVIOUSLY ISSUED FOR THIS SITE/PROPERTY? No formal determination Yes, determined NOT eligible Yes, determined eligible Yes, NR listed Unknown PROVIDE YOUR ASSESSMENT OF THE SITE’S/PROPERTY’S ELIGIBILITY FOR THE NATIONAL REGISTER Meets criteria as an individual property Meets criteria as a contributing element to a historic district Does not meet criteria Does not meet criteria, and is a non-contributing element to a historic district Historic District Name: N/A (Property is within NCOD, but not inside of a historic district) APPLICABLE NR CRITERIA+ ARGUMENT FOR OR AGAINST EACH NR CRITERION A – Events YES NO B – Persons YES NO C – Characteristics YES NO D – Information YES NO COMMENTS Sect. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district. Following evaluation on this basis, the subject property does not exhibit the necessary characteristics with regards to time period, architectural style, events, persons, or overall integrity to justify the expansion of any nearby historic district to include this property. INTEGRITY (LOCATION, DESIGN, SETTING, MATERIALS, WORKMANSHIP, FEELING, ASSOCIATION) The property is in close proximity to the Northern Pacific-Story Mill Historic District; however, it was not included in the designation of this historic district due to several factors. The building on the subject property was constructed in 1970, which is well after the period of development from 1882-1945. This period of development is a primary aspect of the Northern Pacific-Story Mill Historic District’s historical significance. Additionally, the building’s architectural style, materials, and workmanship are not consistent with the district's largely Renaissance Revival and Western Commercial vernaculars. The primary intent of preserving the structures in this district is to highlight and protect the significant history of this area’s past as a center of commerce and transportation. While the structure on the subject property does serve an industrial use, it is not original to this time period. Finally, the structure has not undergone any major renovation or remodeling since its construction in 1970. This has resulted in an appearance that lowers the overall architectural beauty of area, rather than contributing to it.
